Airbnb Host Fee
Defaults to Airbnb's published 3% host-only fee — a real, publicly documented rate, applied to collected rent.
Regime / HOA Fees, Insurance, Taxes
Default figures reflect typical ranges seen across comparable Lowcountry beach-villa communities — representative estimates, not the actual costs of any specific listing. Every real property's regime fees, insurance, and tax bill vary and must be confirmed individually.
Property Tax Structure
South Carolina assesses non-owner-occupied property at a 6% ratio vs. 4% for a primary residence — a real, publicly documented rule, not a market estimate.
Vacancy & Financing Defaults
Starting points chosen to reflect commonly cited, conservative planning assumptions for single-unit short-term rentals — adjust freely for your own market read.

Understanding the Metrics
New to these terms? Cash-on-Cash Return and Cap Rate are the two most useful for comparing properties side by side — start there before digging into the rest.
Cash Flow
What's left over each month after every expense and the mortgage payment are paid — the actual cash in your pocket.
Cash-on-Cash Return
Annual cash flow divided by the actual cash you put in (down payment + closing costs). Measures return on your invested dollars, not the full purchase price.
Cap Rate
Net operating income divided by purchase price — a measure of return as if you'd paid all cash, ignoring financing. Useful for comparing properties on equal footing.
DSCR
Debt Service Coverage Ratio — net operating income divided by the mortgage payment. Lenders typically require above 1.20x; it shows how comfortably rental income covers the loan.
50% Rule
A quick-check guideline that operating expenses (excluding the mortgage) typically run near 50% of collected rent. A useful sanity check, not a hard law.
1% Rule
Another quick screen: monthly rent divided by total acquisition cost. 1%+ is the commonly cited threshold for a deal worth a closer look — a filter, not a final answer.
Break-Even Vacancy
How far rental income could drop before the property stops covering its own costs. Higher is safer — it's your margin for error.
NOI
Net Operating Income — rental income minus all operating expenses, before the mortgage payment. The building block most other metrics are calculated from.
